A new Publix shopping center is slated to be completed at the doorstep for Southwest Florida‘s Lehigh Acres late next year.
The Gateway Marketplace property, which would also will be anchored by Home Depot, sits at the southwest corner of Lee County‘s Daniels Parkway and State Road 82, according to The Sembler Properties, which is guiding the construction.

What is the targeted completion for the new Publix center in SW Florida?
Sembler’s targeted projected delivery for the 245,000-square foot Gateway Marketplace is by September 2027 at the Daniels intersection that connects State Road 82 to Gunnery Road, a major Lehigh corridor.
The features include:
- 54,964-square-foot Publix Super Market
- 135,000-square-foot Home Depot
- 2,100 square foot Publix Liquor Store
- 5,600 square feet of additional retail space adjacent to Publix and six outparcels planned for future retail and restaurant uses, including a Circle K gas station and convenience store and McDonald’s restaurant.
What areas will the new Publix center serve in Southwest Florida?
The 40-acre site is adjacent to the 1,310-lot Timber Creek community, with the St. Petersburg-based Sembler planning shared access with the upcoming 1,600-lot Daniels Creek residential community that’s officially beginning construction, as well as another planned Sembler plaza, Creekside Marketplace.
A new traffic light is slated for those entering and exiting Gateway, Creekside and Daniels Creek, Sembler plans show. The new developments will serve the Gateway and Lehigh Acres communities, with nearly 5,000 residential permits pulled last year, according to Sembler.
How much traffic by intersection where these developments are rising?
At least 35,000 motorists a day roll into the junction from Daniels, and more than 47,000 of them hit it from the once-rural State Road 82, Sembler data shows. With Gunnery in the mix, it’s more than 106,000 vehicles passing by the properties, according to the stats.
“We are excited to bring Gateway Marketplace to a part of Lee County experiencing tremendous residential growth,” said Josh Beyer, senior vice president of development for Sembler. “The center will provide convenient access to grocery, home improvement, dining and other everyday services for residents in this fast-growing area.”
How large will the Creekside shopping center be on Daniels Parkway?
Situated on about 41 acres, Sembler’s Creekside is planned as a 250,000-square-foot retail and medical office destination that includes 11 outparcels, and the firm says it is working through plans on tenants.
Sembler has a longstanding presence in Lee, including the recent redevelopment of Daniels Crossing, a Publix-anchored shopping center in Fort Myers that reopened in 2025, and the redevelopment of Riverdale Shopping Center, a Publix-anchored shopping center in east Lee, which reopened in 2021.
