Gateway Marketplace and Creekside Marketplace to deliver nearly 500,000 square feet of retail, grocery, home improvement, medical office and everyday services to fast-growing Lee County

FORT MYERS, FL – The Sembler Company (Sembler), a commercial real estate firm headquartered in St. Petersburg, Fla., is under construction with Gateway Marketplace, a 245,000-square-foot shopping center located at the southwest corner of Daniels Parkway and State Road 82 in Fort Myers.

Situated on approximately 40 acres, the development will be anchored by a 54,964-square-foot Publix Super Market and a 135,000-square-foot Home Depot. The center will also include a 2,100 square foot Publix Liquor Store, 5,600 square feet of additional retail space adjacent to Publix, along with six outparcels planned for future retail and restaurant uses, including a Circle K gas station and convenience store and McDonald’s restaurant.

Gateway Marketplace is projected to open to the public Q3 2027.

The project sits adjacent to the 1,310-home Timber Creek community, across Daniels Parkway from the upcoming Daniels Creek community, a 1,600-home development breaking ground August 2026, and at one of the two main entrances into Lehigh Acres, which permitted 5,000 new residential units in 2025.

As part of the project design, approximately four acres of the site is preserved as natural open space. The development will also include the installation of a new traffic signal to improve access to Gateway Marketplace, Creekside Marketplace and the future Daniels Creek residential community.

Sembler has also purchased land for Creekside Marketplace, a companion retail and medical office development located directly across Daniels Parkway from Gateway Marketplace. The two projects together represent a significant investment at the Daniels Parkway and SR 82 corridors. The projects are ideally situated within the market to serve the existing and growing east Lee County population and provide convenient services for the over 106,000 vehicles/day passing by the properties.

Situated on approximately 41 acres, Creekside Marketplace is planned as a 250,000-square-foot retail and medical office destination featuring major anchor tenants, medical and health services, and 11 outparcels. Additional anchor and tenant details will be announced as plans are finalized.

Sembler has a longstanding presence in Lee County, including the recent redevelopment of Daniels Crossing, a Publix-anchored shopping center in Fort Myers that reopened in 2025, and the redevelopment of Riverdale Shopping Center, a Publix-anchored shopping center in Lee County, which reopened in 2021.
